Your Booking

Booking Terms

The booking form must be completed by the Party Leader, the client, who must be over 25 years of age. The Party Leader is solely responsible for all members of the party and for all payments in respect of the booking. The accommodation cannot be shared assigned or sublet and only persons named on the booking form are permitted to stay in the property (by Florida State Law). Persons and children under the age of 18 years are not acceptable unless accompanied by a parent or a responsible adult (over 25). Smoking and Pets are forbidden within the premises of the villa.

Payment

The Client who signs the booking form is responsible for all payments in respect of the booking. Bookings will be confirmed upon return of the Booking Form along with payment of a deposit of £100/US$180 per week (or part of). Deposit payments are due within 7 days of any initial telephone booking; failure of this will result in your chosen date being released. The balance plus appropriate security deposit is due no later than 10 weeks prior to the commencement of rental. Should payment not reach us by the stated time, we reserve the right to cancel the booking and you will be liable to pay cancellation charges set on the scale below, see "Cancellations".

The Security Deposit

The client is solely responsible for any damages or breakages caused to the property or to its contents. Any loss of items in the inventory during their stay is a breach of the rental agreement. The owners have the right to withhold all or part of the security deposit if any damages or losses to the property or its contents occur. The villa is inspected both before and at the end of each occupation, dependent on this report the security deposit will be returned by your Booking Agent. Owner deposits will be returned within 21 days from departure. In the event of and damage or loss exceeding the security deposit, the lead client is held fully responsible for full reimbursement including any action taken through the appropriate Courts. If the villa is left in an unacceptable condition for the next client, a further US$250.00 for a deep clean will be enforced.

Booking Amendments

Amendments must have prior permission by the owner. Unauthorised increase in occupancy will result in immediate eviction from the property.

Cancellations

Any cancellation by the client must be notified in writing or e-mail directly to the Owners and Agent. Cancellation by telephone will not be accepted. In the event of cancellation by the client, the following charges will apply.

Anytime after acknowledgement receipt has been issued - Loss of deposit
6-8 weeks before arrival - 25% of total price (Plus deposit already received)
4-6 weeks before arrival -50% of total price (Plus deposit already received)
Within 4 weeks of arrival - 100% of price (Plus deposit already received)

The Rental Period

The Villa is available for occupation (local time) from 4.00 p.m. on the day of arrival until 10.00 a.m. on the day of departure. Vacating after 10.00 a.m. may incur charges equivalent to one night’s occupation cost.

Complaints

In the unlikely event of any problems/complaints during your stay, this should be reported immediately by phone and followed up in writing/email to the Management Company. We will take whatever action we can to promptly correct the fault. We will not consider any claim after the fact.

Unacceptable Behaviour

The owners and the Management Company reserve the right to instruct all guests to vacate the property, without notice or recompense, in the event that there should be any incidents deemed to be act(s) of unacceptable behaviour, misconduct, lack of consideration and attention, or malicious intent.

Alarm/Entry System

Guests must ensure that the villa doors are securely locked, and the alarm system activated, when leaving the villa.

Brochure Description

Whilst all information supplied in the brochure and or website is deemed to be correct and to the best of our knowledge, it is understood that the information supplied is for guidance purposes only and does not form part of any contract.

Pool Alarm

The Patio Door and the Door from the Master Bedroom are both alarmed as per Florida Law. Any tampering with or damage to the Alarm System will result in the loss of Security Deposit

Telephone

The property is provided with a landline telephone, providing an incoming and local call service, along with Emergency calls (dial 911).

WC/Toilet

Signs are posted above all Toilets regarding their use. If the management company are called out to unblock the toilet, the guest will be charged for this service.

Pool /Spa

The Pool is heated by a "Heat Pump" this takes heat from the outside air and uses it to heat the pool. Therefore, the water will only be approx. 10 degrees higher than the outside temperature. In the event of the pool heater malfunctioning, or other circumstances beyond our control, the agent will do their utmost to rectify the problem as soon as possible. In such an event liability will be limited to refunding the pool heat payment for the number of days the heater was out of order, provided the management company was informed immediately. No other compensation shall be paid. No glassware is to be taken into the pool area. If glass is broken and gets into the pool it must be completely drained and re-filled, this cost will be passed on to the guest. No cooking of any kind is permitted inside the pool cage, or on the deck.

House Rules

All doors and windows shall be closed and secured whenever the guests are not in the property. External doors and windows should not be left open at any time. Please ensure the trash is put out for collection the night before a collection day (See renters guide for trash collection days). Due to subdivision laws guests are NOT permitted to park on the road or front lawn. A charcoal BBQ is provided and must be cleaned prior to departure, to avoid additional charges.
